Plumber in Palos Hills, IL – What Local Homeowners Ask Most

Q: What are the most common plumbing problems in Palos Hills homes?
A: Palos Hills was incorporated in 1958 and built out primarily through the 1960s and 1970s — the median construction year in the city is 1977, which means the dominant housing type is the raised ranch, split-level, and brick ranch that went up across the city's residential neighborhoods during that era. At 45 to 65 years old, these homes are hitting the age range where original plumbing systems start showing their limits. The most consistent issues we see in Palos Hills are cast iron sewer laterals with root intrusion and scale buildup — the mature tree canopy throughout Palos Hills' residential streets and the proximity to the Palos Preserves mean aggressive root systems are a constant pressure on older pipe joints. Galvanized steel supply lines in the older homes are corroding from the inside out, delivering reduced pressure and occasionally discolored water. And the combination of finished basements with below-grade bathrooms and Drummer series clay soil that doesn't drain has made ejector pump and sump pump failures one of the most frequent emergency calls we run in this city. If your Palos Hills home was built before 1980 and hasn't had a sewer camera inspection or supply line assessment, those are the two most valuable proactive steps you can take.

Q: Why do so many Palos Hills homes have ejector pump problems, and what should I know about mine?
A: Palos Hills has an unusually high concentration of homes with finished basements that include bathrooms, laundry rooms, or utility sinks below the grade of the main sewer line. Gravity can't move that waste uphill to the lateral — an ejector pump does the work, grinding solids and pumping the waste up to the sewer line. When the ejector pump fails, raw sewage backs up into the basement pit and can overflow — it's one of the most unpleasant plumbing failures a homeowner can deal with. Ejector pumps have a typical service life of 7 to 10 years, and many Palos Hills homeowners don't think about theirs until it fails. The warning signs before failure are: unusual grinding or cycling noises from the pump pit, slow drainage from basement fixtures, sewage odors near the pit lid, and the pump running more frequently than normal. If your ejector pump is more than 8 years old and hasn't been inspected, proactive replacement before failure is almost always less expensive — and far less disruptive — than an emergency replacement after a sewage backup. We've replaced a significant number of ejector pumps in Palos Hills and it's one of our most common service calls in the city.

Q: Palos Hills has serious flooding exposure — what's driving it and what can homeowners do?
A: Palos Hills sits within the Calumet-Sag Channel watershed — the Cal-Sag Canal forms the city's northern boundary — and the Metropolitan Water Reclamation District has documented chronic stormwater capacity issues throughout this watershed that affect 27 communities including Palos Hills. The Stony Creek system, which drains directly into the Cal-Sag and runs through the watershed that includes Palos Hills, accounts for the largest share of documented flood damage in the entire watershed. Combine that with Drummer series clay soil — dense, essentially non-draining — and the flat topography near the canal, and you have conditions where groundwater builds up fast during heavy rain and the sewer system has limited margin before it's overwhelmed. For Palos Hills homeowners, the layered protection strategy is: a properly sized sump pump with battery backup rated for your specific pit volume and water table depth, an ejector pump in good working condition if you have below-grade fixtures, and for homes that have experienced actual sewage backup through floor drains, an overhead sewer conversion or backwater valve to physically block municipal system backflow. All three systems working together is the standard we recommend for flood-exposed Palos Hills properties.

Q: How fast can you get to Palos Hills for a plumbing emergency?
A: We're in Brookfield at 9100 Plainfield Road — Palos Hills is southeast of us via 95th Street or Harlem Avenue, typically a 15 to 20 minute drive under normal conditions. For emergencies we dispatch immediately and route directly. Palos Hills is one of our most active service communities — we've replaced ejector pumps, rodded sewer laterals, and responded to flooding emergencies throughout the city's residential neighborhoods from the streets near Moraine Valley Community College to the areas near the Palos Preserves along 104th Avenue. When you call 708-801-6530 you're reaching our local team directly. We know Palos Hills well and we'll give you a realistic arrival window.

Q: My Palos Hills home has low water pressure — is it the pipes or something else?
A: In a Palos Hills home built in the 1960s or early 1970s, whole-house low water pressure that has declined gradually over time is almost always galvanized steel supply lines corroding from the inside out. The interior scale accumulates over decades, progressively narrowing the pipe diameter and restricting flow — a 3/4-inch supply main can end up with an effective interior opening of 3/8 inch or less after 50-plus years of corrosion. The signs are distinctive: pressure worse at upper-floor fixtures than the first floor, water that runs slightly yellow or orange when first turned on after sitting overnight, and a gradual worsening over years rather than a sudden drop. If the pressure loss came on suddenly, that points toward a pressure regulator failure, a partially closed main shutoff valve, or an issue with the city main — simpler diagnostics. For gradual whole-house decline in a pre-1975 Palos Hills home, repiping with copper or PEX is the permanent solution. The improvement in pressure and water clarity is immediate and dramatic. We've repiped numerous Palos Hills homes and it's consistently one of the most impactful investments available in the city's predominant housing era.

Q: Does Palos Hills require permits for plumbing work?
A: Yes — the City of Palos Hills Building and Licensing Department requires permits for plumbing work beyond simple repairs, including water heater replacements, sewer lateral work, pipe replacement, and any new rough-in plumbing. Palos Hills has its own Sewer and Water Department — it's a city-operated utility, not a separate district — and sewer lateral work is coordinated through both the building department and the sewer department. We handle the permit application and inspection scheduling on every Palos Hills job that requires it. Permitted work creates a code-compliance record that matters for homeowner's insurance and is required disclosure when you sell. All work we perform in Palos Hills is done under Illinois Plumbing License #055-044116 and Sewer License #2565.

Q: The Palos Preserves are right next to many Palos Hills neighborhoods — does that affect sewer lines?
A: It can, significantly. The Palos Preserves represent 15,000 acres of mature woodland immediately adjacent to and intertwined with Palos Hills' southern and western residential neighborhoods. Properties near the preserve edges — along 104th Avenue, in the neighborhoods bordering the forest on the south side of the city — have mature woodland root systems extending well into the soil surrounding residential sewer laterals. Oak, cottonwood, willow, and other native species in the Palos preserve system have had decades to establish root networks, and any clay tile or cast iron lateral with compromised joints in that zone is a target. We've camera-inspected sewer laterals on preserve-adjacent Palos Hills properties with root intrusion severe enough to be the primary driver of recurring backups — in some cases the homeowner had been having the line rodded annually without realizing root regrowth rather than grease was the real issue. If your property borders or is within a few blocks of the Palos Preserves, sewer camera inspection after clearing — rather than just rodding and leaving — is how you get an accurate picture of what's actually happening in the pipe.

They called to see if it would be okay if they came earlier than our scheduled appointment (awesome). Upon arrival, Mike and Adam were extremely professional and courteous. Mike is very knowledgeable. He managed to troubleshoot a water pressure issue quickly and resolved it in no time. He also brought a drain pipe issue to my attention (the build up of grease) and suggested several low-cost recommendations to remedy it myself. The kitchen faucet and sink are back to working the way they should. I couldn't be more happy with the service. I would highly recommend them and plan on using them for any future plumbing needs.
