Forest Park Plumbing FAQ

Common Questions From Forest Park Homeowners

Answers to the plumbing questions we hear most from Forest Park residents, property managers, and business owners.

What are the most common plumbing problems in Forest Park homes?

Forest Park packs 14,000 residents into just 2.40 square miles, and the tight housing stock is dominated by pre-war bungalows and two-to-four-flats. Cast iron sewer laterals, interior drain stacks with heavy scaling, Orangeburg pipe sections, galvanized supply lines, and lead solder or service piping are the issues we see most often.

Forest Park has a combined sewer system — what does that mean for basement flooding risk?

Forest Park carries rainwater and household waste in the same pipe, so heavy rain events can overload municipal mains and push sewage back through laterals. We recommend a sump pump with battery backup, a backwater valve or check valve, or an overhead sewer conversion for the most complete protection, and we coordinate with Forest Park Public Works at 708-366-2323 before performing private lateral work.

How does the Forest Park Real Estate Transfer Inspection impact plumbing on property sales?

The Village of Forest Park requires a Real Estate Transfer Inspection to close a sale, and the inspector evaluates plumbing systems along with the rest of the property. We work with buyers, sellers, and real estate agents to assess and repair issues identified during the transfer inspection, often providing sewer camera inspections, supply line repairs, and water heater compliance work before closing.

Do you handle plumbing for Forest Park multi-unit buildings?

Yes. Two-flats, three-flats, and four-flats built between the 1910s and 1950s dominate the local housing stock, so we regularly service shared drain stacks, rising supply risers, and larger water heater requirements for owner-occupied and investor-owned buildings.

How fast can you respond to a plumbing emergency in Forest Park?

Our Brookfield crews are 10 to 15 minutes from most Forest Park addresses via Ogden Avenue or the Eisenhower Expressway, so we can reach Madison Street, the Des Plaines River neighborhoods, and the south end streets near Roosevelt Road quickly when burst pipes, sewer backups, or flooding strike.

Are permits required for plumbing work in Forest Park?

Yes. The Forest Park Health & Safety/Building Department requires a Contractor License plus a separate plumbing permit for work beyond minor repairs, with a job license fee of $25 or an annual fee of $100. We handle the permit applications and final inspection scheduling on every permitted job.

I contacted SPE via HomeAdvisor, SPE responded promptly with a phone call and same day service. Mike the plumber technician quickly diagnosed the problem of a bad check valve on my sewer pump. He suggested an upgrade (industrial silencer model) and gave us an affordable price. Thank you Mike and SPE for your excellence.

They were on time and quoted us a good price. We went with them and they had to pop out to get some parts and let us know when they were coming back. We had the garbage disposal removed and a new faucet installed. Would definitely recommend.

Mike and his team did a great job. They found what's wrong with the pipeline right away. We contracted Suburban Plumbing when we were living in Norridge and now we contracted them again to work in our new home.

They called to see if it would be okay if they came earlier than our scheduled appointment (awesome). Upon arrival, Mike and Adam were extremely professional and courteous. Mike is very knowledgeable. He managed to troubleshoot a water pressure issue quickly and resolved it in no time. He also brought a drain pipe issue to my attention (the build up of grease) and suggested several low-cost recommendations to remedy it myself. The kitchen faucet and sink are back to working the way they should. I couldn't be more happy with the service. I would highly recommend them and plan on using them for any future plumbing needs.
