Plumber in Forest Park, IL – What Local Homeowners Ask Most

Q: What are the most common plumbing problems in Forest Park homes?
A: Forest Park is one of the densest and oldest communities in the western suburbs — 14,339 residents packed into just 2.40 square miles, with 8,169 housing units producing a density well above most neighboring villages. The village was incorporated in 1907 under the name Forest Park, having previously been known as Harlem, and its housing stock reflects that age. The dominant building type throughout Forest Park is the pre-war and early post-war Chicago bungalow and the two-to-four-flat — brick and frame buildings that in many cases are carrying original or piecemeal-updated plumbing systems from the 1920s through the 1950s. The most consistent issues we encounter in Forest Park are cast iron sewer laterals and interior drain stacks with significant scaling, Orangeburg pipe sections in mid-century construction that have been compressing and collapsing for decades, galvanized steel supply lines corroding from the inside out in pre-1960 homes, and lead solder at joints and potentially lead service lines in the older building stock. The village's combined sewer system — which carries both sanitary waste and stormwater in the same pipe — adds basement flooding vulnerability on top of aging infrastructure, particularly during heavy rain events when the system surcharges.

Q: Forest Park has a combined sewer system — what does that mean for basement flooding risk?
A: The Village of Forest Park's own Public Works documentation confirms it directly: Forest Park has a combined sewer system that captures both rainwater and household waste in the same pipe, and heavy rains can cause the system to overflow. The village maintains two combined sewer overflow locations monitored by the Metropolitan Water Reclamation District. In practical terms for Forest Park homeowners, this means during a significant storm event the municipal sewer system can exceed its capacity — and when it does, the pressure can push sewage backward through your sewer lateral and up through floor drains and low-lying fixtures into your basement. The older and denser the neighborhood, the more exposure. For Forest Park homes that haven't installed flood protection, the appropriate response depends on your history: a sump pump with battery backup provides the baseline, a backwater valve or check valve adds a layer of physical protection, and an overhead sewer conversion provides the most comprehensive solution by routing all drain connections above the flood level. We assess all three options on every Forest Park flood control call and can coordinate with Public Works at 708-366-2323 to confirm main-side status before performing any private lateral work.

Q: Forest Park requires a Real Estate Transfer Inspection — how does that affect plumbing on property sales?
A: This is one of the most Forest Park-specific details that affects homeowners and buyers in the village. The Village of Forest Park has a Real Estate Transfer Inspection Program — when a property is sold, a village inspection is required before the transfer of ownership. The inspection covers the condition of the property including plumbing components, and issues identified during the inspection must be addressed before or at the time of sale. For buyers, this means the plumbing condition of a Forest Park home is formally evaluated as part of every transaction — not just by a private home inspector but by the village itself. For sellers, it means plumbing deficiencies that might otherwise go undisclosed become part of the transfer process. We regularly work with Forest Park buyers, sellers, and real estate agents to assess and correct plumbing issues identified in the transfer inspection process, including sewer camera inspections on older laterals, supply line repairs, and water heater compliance work. The Real Estate Transfer Inspection Application is available through the village's Health & Safety/Building Department.

Q: Forest Park has a lot of two-flats, three-flats, and four-flats — do you handle plumbing in multi-unit buildings?
A: Yes — and it's work we do regularly throughout Forest Park given how heavily the village's housing stock skews toward multi-unit construction. With over 8,100 housing units for roughly 14,300 residents, Forest Park has one of the highest rates of multi-unit housing in the western suburbs. Two-flats, three-flats, and four-flats built primarily between the 1910s and 1950s make up a significant portion of Forest Park's residential buildings, and plumbing in these structures presents specific challenges that single-family home plumbing doesn't. Shared drain stacks serving multiple units can mask which unit is the source of a recurring clog. Galvanized or cast iron supply risers serving multiple units create whole-building pressure and discoloration issues. Water heater capacity for multi-unit buildings requires proper sizing for the actual occupancy load. And when a sewer lateral backs up in a multi-unit building, it can affect all units simultaneously. We work with both owner-occupants and property managers throughout Forest Park on multi-unit plumbing assessment, repairs, and system updates — under Illinois Plumbing License #055-044116 and Sewer License #2565.

Q: How fast can you respond to a plumbing emergency in Forest Park?
A: We're in Brookfield at 9100 Plainfield Road — Forest Park is directly east of us via Ogden Avenue or the Eisenhower Expressway, typically 10 to 15 minutes from most Forest Park addresses under normal conditions. Forest Park borders Brookfield to the north and is one of our closest service communities. The village's compact 2.40 square miles means our technicians can reach any address quickly — from the Madison Street corridor near the CTA Blue Line terminal to the residential streets along the Des Plaines River to the south end neighborhoods near Roosevelt Road. When you call 708-801-6530 you're reaching our local team directly. For city-side sewer and water issues, the Village of Forest Park Public Works can be reached at 708-366-2323 during business hours. We give you a realistic arrival window and we hit it.

Q: Does Forest Park require permits and a contractor license for plumbing work?
A: Yes — the Village of Forest Park Health & Safety/Building Department requires both a Contractor License and a separate Plumbing Permit for plumbing work beyond simple repairs. Contractors must complete and submit the village's Contractor License Application — available on the village's forms page at forestpark.net — before performing permitted work. The permit fee structure includes a job license fee of $25 per permit or $100 annually in addition to the standard permit fees. A final plumbing inspection is required upon completion of all plumbing work — fixtures, piping, water heaters, and all plumbing components must be inspected before concealment or final approval. We are licensed and registered with the Village of Forest Park, and we handle permit applications and inspection scheduling on every job that requires one. Contact the village at 708-366-2323 or contact@forestpark.net for permit questions. All work we perform is done under Illinois Plumbing License #055-044116 and Sewer License #2565.

Q: My Forest Park building was built before 1950 — what plumbing systems need the most attention?
A: A Forest Park bungalow or two-flat built before 1950 is carrying plumbing that in many cases has been modified piecemeal over 70-plus years without a comprehensive evaluation. The most urgent systems to assess are the sewer lateral and the supply lines. Cast iron and clay tile sewer laterals from this era are at or past the age where structural failure is a real possibility — not just scaling and root intrusion but sections that have collapsed or offset entirely. Camera inspection before any rodding is the standard we apply on all pre-1950 Forest Park properties because rodding a compromised lateral without knowing its condition can cause further damage. Galvanized steel supply lines in the same era are corroding from the inside out — if your home has chronically low water pressure or discolored water first thing in the morning, galvanized lines are the likely cause. Lead is also a real concern in pre-1986 Forest Park construction — lead service lines, lead solder at joints, and in some cases lead supply piping in the oldest buildings. The village's combined sewer exposure adds urgency to sump pump reliability — any Forest Park home without functioning flood protection and a sump system is vulnerable during the heavy rain events that regularly surcharge the combined sewer network.

I contacted SPE via HomeAdvisor, SPE responded promptly with a phone call and same day service. Mike the plumber technician quickly diagnosed the problem of a bad check valve on my sewer pump. He suggested an upgrade (industrial silencer model) and gave us an affordable price. Thank you Mike and SPE for your excellence.

They were on time and quoted us a good price. We went with them and they had to pop out to get some parts and let us know when they were coming back. We had the garbage disposal removed and a new faucet installed. Would definitely recommend.

They called to see if it would be okay if they came earlier than our scheduled appointment (awesome). Upon arrival, Mike and Adam were extremely professional and courteous. Mike is very knowledgeable. He managed to troubleshoot a water pressure issue quickly and resolved it in no time. He also brought a drain pipe issue to my attention (the build up of grease) and suggested several low-cost recommendations to remedy it myself. The kitchen faucet and sink are back to working the way they should. I couldn't be more happy with the service. I would highly recommend them and plan on using them for any future plumbing needs.
